More Than Rodents: What We Spot While We're Under Your Home

When NV Inspections is under a deck, in a crawlspace, or up in an attic looking for signs of rodent activity, we're not just looking for droppings and chew marks. We're in spots most homeowners never see — and that means we end up noticing things that have nothing to do with wildlife but matter just as much.

What We Found Last Week

The photo above was taken under a client's deck on a routine rodent inspection in the Truckee area. That's an exposed, energized wire — open conductor, no junction box, sitting where anyone working in that space could brush against it. The homeowner had no idea it was there. They'd called us about scratching sounds. We found the rodent entry point and flagged the wiring for a licensed electrician to address.

Why This Comes Up So Often

Tahoe-area homes have a lot of square footage that's out of sight — decks built over uneven ground, crawlspaces tucked under additions, attic runs over vaulted ceilings. Original wiring gets modified over the years. Decks get rebuilt above old fixtures. Insulation gets pulled apart by rodents and exposes things underneath. By the time anyone is back under there, the issue has been sitting for a long time.

What We Flag (and What We Don't)

We're not electricians, plumbers, or structural engineers. What we do is tell you what we see so you can get the right person on it. On a typical inspection we might point out:

  • Exposed or damaged wiring

  • Plumbing leaks or water staining we encounter on the way to a rodent entry

  • Insulation pulled apart, soaked, or missing entirely

  • Vapor barriers torn open

  • Framing damage, soft spots, or signs of long-term moisture

  • Open foundation vents or gaps that should be screened

We document what we see, share photos, and let you decide who to bring in next.
